What Can the Average Household in Curaçao Realistically Afford in Rent?

Rental affordability in Curaçao residential property

Finding a rental property in Curaçao is not only about what is available. An equally important question is whether the asking rent is financially sustainable for the household that wants to live there.

To understand this, it helps to look beyond property listings and consider what households in Curaçao actually earn.

Average Income Does Not Tell the Whole Story

According to Curaçao’s Central Bureau of Statistics (CBS), the average gross household income in 2023 was XCG 7,991 per month. The median household income, however, was considerably lower at XCG 5,177 per month.

That difference matters.

An average can be influenced by households with relatively high incomes. The median represents the middle of the income distribution, meaning half of households are below that level and half are above it.

For discussions about housing affordability, looking only at the average can therefore create an incomplete picture of what many households can realistically afford.

Rent Is Only One Part of the Monthly Cost

Monthly rent is not the household’s only housing expense.

Electricity, water, internet, insurance and other household expenses all need to be paid alongside rent. Depending on the property, there may also be additional costs for maintenance, gardening, pool service or other services.

A tenant may technically qualify for a certain monthly rent but still find that the total cost of living in the property puts too much pressure on the household budget.

That distinction is important.

Being able to pay the rent today is not necessarily the same as being able to comfortably sustain it over time.

What Does This Mean for Property Owners?

Setting a rental price is ultimately the owner’s decision, but affordability directly influences the size of the potential tenant pool.

As the asking rent increases, the number of households able to comfortably carry that rent may become smaller.

This does not automatically mean that a higher-priced property is overpriced. Location, size, condition, furnishings, amenities and the intended market segment all matter. A luxury villa and a standard family home are not aimed at the same tenant.

The important question is whether the property’s price is aligned with the market it is intended to serve.

Screening Should Look Beyond Income

At Greenleaf Real Estate, tenant screening is not simply about determining whether an applicant earns enough to cover one month’s rent.

The relationship between income and rent matters, but so do employment stability, financial obligations and the household’s overall ability to maintain the tenancy over time.

This is important for both sides.

For the tenant, it reduces the risk of entering into a rental commitment that becomes financially difficult.

For the property owner, it can reduce the risk of payment problems, early termination and repeated tenant turnover.

A Sustainable Rental Market Benefits Both Sides

Curaçao has a diverse property market, and there will always be homes at very different price levels. There is nothing inherently wrong with a premium rental price when the property and its target market support it.

But sustainable rental pricing requires more than comparing one online listing with another.

It requires understanding the property, the intended tenant, current market conditions and the financial reality of the people the property is meant to attract.

At Greenleaf Real Estate, we believe a successful rental should work for both sides: a fair return for the property owner and a financially sustainable home for the tenant.
